How often should I sealcoat my driveway or parking lot?
For most driveways, every 2 to 3 years is a good rhythm. Busy parking lots, and asphalt that bakes in full sun, may need it sooner. When the surface has gone gray and you can see the stones in it, it's time. We'll look at yours and tell you honestly if it can wait.
How long does sealcoating take to dry?
In warm, dry weather it is usually dry to walk on in a few hours. Plan on keeping cars off for about 24 hours, longer on cool or humid days. We block it off with cones and tape and tell you when it's safe to drive on.
When is sealcoating season in West Virginia and Ohio?
Sealcoat needs warm, dry weather to cure: roughly 50 degrees and rising, with no rain in the forecast for the next day. In the Ohio Valley that usually means late spring through early fall. Crack filling can often go a little later into fall, which is a good time for it before the freeze-thaw season.
How much does sealcoating cost per square foot?
Sealcoating is priced by the square foot, and the rate depends on the size of the area, how many cracks need filling, the condition of the surface and how easy it is to get to. Larger areas usually cost less per square foot. We don't publish a flat rate because every surface is different. Call (304) 997-7253 for a free estimate.
Should cracks be filled before sealcoating?
Yes. Sealcoat is a thin protective coat. It does not fill cracks. Cracks get cleaned out and filled first with hot-pour filler, then the sealcoat goes over the whole surface.
Will sealcoating fix potholes or badly broken asphalt?
No. Sealcoating protects asphalt that is still in decent shape. If areas are crumbling, sinking or broken into small pieces (alligator cracking), the base has failed and needs repair. We'll tell you if that's what we see.
How soon can new asphalt be sealed?
New asphalt needs time to cure first. Many owners wait until the following season. If your driveway or lot was just paved, ask us and we'll look at it.
Can you restripe my lot after sealcoating?
Yes. Sealcoating covers the old lines, so we restripe once the sealer has cured. We can repaint the same layout or lay out a new one.
How many accessible (ADA) parking spaces does my lot need?
Under the 2010 ADA Standards, the minimum depends on the total number of spaces: 1 for 1 to 25 spaces, 2 for 26 to 50, 3 for 51 to 75, 4 for 76 to 100, and so on. At least 1 of every 6 accessible spaces must be van accessible. See our ADA striping page for more.
Do you clean parking lots and driveways?
Yes. We blow and sweep lots and driveways clean, either on their own or as the first step before crack filling, sealing and striping. See lot and driveway cleaning.
Do you work on church lots, cemeteries and private roads?
Yes. Church lots, cemetery lanes and private drives are a big part of our work. You can see several in our gallery.
