Why seal asphalt at all?

Asphalt is held together by a black binder. Sun dries it out, rain and melting snow wash it away, oil and road salt eat at it. Once it goes gray, water gets in, freezes and opens cracks wider every winter.

A sealcoat puts that protective layer back. Filling cracks first keeps water out of the base. Together they are the cheapest way to make a driveway or lot last longer before it has to be repaved.

Lines people can actually see

Faded stall lines make a lot look neglected and make parking a guessing game. We paint crisp stall lines, hatched no-parking areas, curbs, arrows and accessible stalls, on a fresh sealcoat or on its own.

  • Restripe your existing layout or lay out a new one
  • ADA accessible stalls, access aisles and symbols
  • Yellow curbs, fire lanes and hatched aisles

Common questions

How often should I sealcoat my driveway or parking lot?

For most driveways, every 2 to 3 years is a good rhythm. Busy parking lots, and asphalt that bakes in full sun, may need it sooner. When the surface has gone gray and you can see the stones in it, it's time. We'll look at yours and tell you honestly if it can wait.

How long does sealcoating take to dry?

In warm, dry weather it is usually dry to walk on in a few hours. Plan on keeping cars off for about 24 hours, longer on cool or humid days. We block it off with cones and tape and tell you when it's safe to drive on.

When is sealcoating season in West Virginia and Ohio?

Sealcoat needs warm, dry weather to cure: roughly 50 degrees and rising, with no rain in the forecast for the next day. In the Ohio Valley that usually means late spring through early fall. Crack filling can often go a little later into fall, which is a good time for it before the freeze-thaw season.

How much does sealcoating cost per square foot?

Sealcoating is priced by the square foot, and the rate depends on the size of the area, how many cracks need filling, the condition of the surface and how easy it is to get to. Larger areas usually cost less per square foot. We don't publish a flat rate because every surface is different. Call (304) 997-7253 for a free estimate.

Should cracks be filled before sealcoating?

Yes. Sealcoat is a thin protective coat. It does not fill cracks. Cracks get cleaned out and filled first with hot-pour filler, then the sealcoat goes over the whole surface.
